- How are variations handled if something changes once work has started?
- What is the payment schedule, and does it match the stages of work?
About the project
- Who deals with planning permission, Building Regulations and party wall notices, and when?
- Roughly how long will the work take, and when would it start?
- Who is on site day to day, and who do you contact if something needs deciding?
About protection and practicalities
- Does the builder carry insurance for the work, and can they confirm it?
- How will they protect the parts of your home that stay in use, and keep the site tidy?
- What happens at the end: is there a snagging period to sort out any final issues?
A straightforward answer
A builder who is confident in their process should be able to answer these plainly, without vague reassurance. If something will affect cost, timing or the finished result, you should hear about it before you sign, not after.
