Home refurbishment in London

Full and partial refurbishment of houses and flats, from strip-out to the final coat of paint.

A home refurbishment can bring a tired London property back to life, update a home that no longer suits how you live, or get a rental or investment property ready for its next chapter. We take on both whole-property renovations and focused projects.

What a refurbishment can include

  • Strip-out and preparation
  • Structural alterations, such as removing walls and opening up rooms
  • Kitchens and bathrooms
  • Plastering, carpentry, flooring and decorating
  • Updating electrics and plumbing, with the qualified trades that work needs
  • Repairs to roofs, windows, doors and damp problems

Why the early stage matters

Older properties often hide surprises behind the walls. Looking at the property before quoting, and being open about what might turn up once work begins, helps you plan the budget sensibly and avoids unwelcome shocks halfway through.

Living through the work

Some clients move out and others stay in the property. Tell us which applies to you and we will plan the order of work around it, including protection for the parts of the home that are in use.

Planning permission and Building Regulations for refurbishments

Many refurbishments need no planning permission, but structural changes, new openings and changes to drainage or heating usually need Building Regulations approval, and listed buildings and conservation areas have extra rules. We will point out what is likely to apply.

Structural changes, flats and neighbours

Opening up a layout often means taking out a wall, which needs the right design and approvals: see removing a wall: structural alterations explained and when a structural engineer is needed. If you own a flat, refurbishing a flat in London covers your lease, the freeholder’s consent and working hours, and party wall agreements explain the notice you may owe a neighbour.

Questions about home refurbishment

Can you refurbish a flat?

Yes. Flats can involve extra rules, such as your lease and permission from the freeholder or managing agent, particularly for structural changes. Tell us about the building and we will explain what to check.

Do I need to move out during a refurbishment?

It depends on how much of the property is being worked on. For lighter work many clients stay. For full refurbishments, moving out is often easier. We will discuss it after looking at the job.

What if problems are found once work has started?

Older properties can hide issues behind walls and floors. If something unexpected turns up, we will tell you promptly and explain the options before going ahead.
